Architectural / Exterior
Exterior Modifications (Decks, Patios, A/C, Antennas, Lighting, Flags, Decorations)
All exterior modifications require Architectural Committee approval before commencement. See Architectural Review for process and timing.
Decks and Patios
- Decks and patios must "present an attractive appearance at all times" (Source: Handbook — Decks/Patios).
- Decks may not be used as storage areas — no bicycles, tarps, garbage/recycling bins, etc.
- Permitted on decks/patios: BBQs, patio furniture, plants. Patio/table umbrellas should be in good repair.
- Planters on deck or deck rails require footed pots, saucers, or space under pots for ventilation to prevent rot or staining of wood/cement (Source: Handbook — Flower pots).
- Owners are responsible for the Lot's Outdoor Living Area (Source: Handbook — Building Lots).
Air Conditioning and Fans
- Window-box A/C and fans that extend past the window frame: prohibited (Source: Handbook — A/C/Fans).
- Central A/C units: authorized for installation on the side or backside of the house where designated wiring is available. Exceptions require AC review.
- Owners maintain their own A/C and heating equipment (Source: Declaration Article II § 3.E(2)).
Antennas and Satellite Dishes
- Exterior antennas may not be placed on a Lot except as approved by the AC (Source: Declaration Article VII § 2.G).
- Exterior satellite receiver/transmission dishes are allowed if:
- Size does not exceed 24 inches in diameter (Source: Handbook — Antennas & Satellite Dishes). The Declaration permits up to one meter, but the Board's Handbook sets the stricter 24-inch community standard.
- Location is approved by the AC.
- Does not interfere with a neighbor's view or enjoyment of their home.
- The Handbook: "Exterior antenna or satellite dishes shall not be permitted to be placed upon any building lot except as approved by the Architectural Committee" (Source: Handbook — Antennas & Satellite Dishes).
Exterior Lighting
- Owner responsibility: all exterior entrance, porch, and garage lights must be maintained at all times by the homeowner (Source: Handbook — Exterior Lighting Maintenance; Maintenance Resolution Attachment A #11).
- Landscape lighting: Owners must have AC approval prior to installing landscape lighting. Owners are responsible for maintaining installed landscape lighting (Source: Handbook — Landscape Lighting).
Seasonal Decorations / Holiday Lighting
- Easter, Halloween, etc.: decorations/lighting must be removed one week following the holiday.
- Christmas: lights and decorations must be removed by the first week of the New Year.

Decorative Flags / Flag Holders
- Flags must be no larger than 6 feet.
- Seasonal flags may be displayed no more than one month before the holiday/season and must be removed within two weeks following the holiday/end of season.

Temporary Structures, Sheds, Trailers
- No temporary structure, trailer, basement, tent, shack, garage, or other outbuilding may be used as a residence (temporarily or permanently) (Source: Declaration Article VII § 2.E; Article VI § 1.A).
- Garden sheds and tool sheds may not be erected (Source: Declaration Article VI § 1.A).
- No trailer, camper, pickup coach, tent, boat, or truck (except pickup) may be parked, placed, erected, maintained, or constructed on any Lot, unless stored completely within a garage and not used for living purposes (Source: Declaration Article VI § 1.B).
Service Yards (garbage, fuel tanks, clotheslines, etc.)
Must be completely screened so the elements are not visible at any time from the street or any adjoining property (Source: Declaration Article VII § 2.F).
Fences, Walkways, Driveways
- Fences and any structures on Lots are considered "Improvements" under Article I.G and require AC approval.
- Owners maintain walkways and driveways (Source: Maintenance Resolution Attachment A #6; Declaration Article II § 3.E(2)).
- Owners maintain landscaping on the Lot, including any fences (Source: Maintenance Resolution Attachment A #17).
- Where utilities are constructed on side or rear Lot lines, removal and/or replacement of fences for public access to utilities is at the Owner's expense (Source: Declaration Article V § 1.I).
Enforcement (Architecture)

| Second | Letter of violation; remedy within 10 days |
| Third | Letter of violation plus $10.00/day fine starting on day 11 |
