Pets
Permitted
Only the following pets may be kept (Source: Declaration Article V § 1.B):
- Domestic dogs
- Domestic cats
- Caged birds kept within the dwelling house
No animals or fowl (other than these) shall be raised, kept, or permitted on the Property.
Conditions
- Pets must not be permitted to run at large (Source: Article V § 1.B).
- Pets must not be kept, bred, or raised for commercial purposes (Source: Article V § 1.B; Handbook — Pets).
- Pets must not be kept in unreasonable numbers (Source: Handbook — Pets).
- All pets must be carried or kept on a leash while outside (Source: Handbook — Pets).
- All pets must be registered and inoculated as required by law (Source: Handbook — Pets).
- Pet owners must properly clean up after their pets (Source: Handbook — Pets).
- No pet may cause or create a nuisance or unreasonable disturbance or noise (Source: Handbook — Pets).
Numerical limit
The 2025 Declaration sets a hard cap: "no more than two (2) of any such pets shall be permitted to be kept on any Lot" (Source: 2025 Declaration Article V § 1.B). This doubled the prior limit (the 1999 CC&Rs said "no more than one (1) of any such pets") (Source: 1999 CC&Rs Article V § 1.B).
Note on community practice: While the Declaration imposes a strict cap, longstanding community practice at SummitRidge has been more lenient. The Handbook describes the limit as "unreasonable numbers" (no fixed count). Answers to "how many pets can I have?" should reflect both: the Declaration cap is 2, but practice has historically allowed more. Confirm with the Board before exceeding 2.
Damage caused by pets
All damage created by a pet is the sole responsibility of the pet owner. Damage caused to property will be repaired by the Association and the cost billed to the property owner (Source: Handbook — Pets).
Complaint procedure
- The offended party should first talk with the pet owner and request correction.
- If the offense continues, written details should be submitted to the Managing Agent or Board of Directors explaining the offense, time, place, pet description, owner's name, address, etc.
- Per City of Lake Oswego rules, animals at large may be taken into custody by the City and disposed of in accordance with the procedures provided by the City ordinance for disposition of personal property or impoundment of dogs.
